Keynote* (CE Session)

Session Description:

Fannie Mae and Freddie Mac’s Chief Appraisers will provide an interactive session that will grow the appraiser’s knowledge and understanding of end-to-end collateral risk management cycle. The GSE’s rely heavily on appraisers to provide them with thorough, accurate, and objective appraisal reports that result in reliable opinions of market value so they can make prudent underwriting decisions. Fannie Mae will discuss observations from UAD data analysis including value bias, condition, and quality ratings which often vary for the same property.  The session will also address many of the common Fannie Mae policy myths while providing factual guidance from Fannie Mae’s Selling Guide. Freddie Mac and Fannie Mae have implemented a new appraisal-sharing solution within the Uniform Collateral Data Portal® (UCDP®). Appraisers will find out how this solution enables lenders to easily share appraisal information with their aggregators within the UCDP. Both entities will provide an overview of their Appraiser Quality Monitoring. Appraisers will understand why it is important to ensure accurate and consistent data for the subject and comparable, how to not let your MLS search obscure your view of the market.  Appraisers will also learn how to make market based adjustments for time, location, and property attributes while providing clients with thoughtful commentary and responses.

Session Description:
Focusing on issues that are meaningful to appraisers is what Valuation Expo does best. The appraisal community is always subject to change and in today’s world it is coming from many angles. Learn what is new and improved in technology; discover what is happening within Congress that could have an impact on your day to day business. And what is old may be new again- are you still experiencing appraisal independence problems? What is the business proposition for taking on a trainee?

Session Description:
In this session, we will consider some possible flaws in the appraisal process which may lead to an opinion of value that is not reliable. We hope to inspire some intellectual debate on central issues to the process. Can independence free from bias be achieved? How do seller concessions impact the market and who do they impact the most? Is the contract the target? Do markets behave rationally?  And why does all of this matter anyway? Join us for this highly interactive session. We will poll the audience “live”. This is not your father’s three approaches to value session. This a high level fresh look at the value (pardon the pun) in each and every approach. The Reconciliation Process is a lost art when only one approach to value is developed.
